Board of Directors
The Board of Directors consists of members from Huffines Communities, and in 2024, the Heartland community elected its first residential member, Aysha Johnson. The Board oversees the finances and collaborates with the CCMC onsite team to ensure the smooth operation of community projects, ARC processes, community development, and the approval of the annual budget, among other responsibilities.
Resident Advisory Committee
The Resident Advisory Committee (RAC) consists of seven members, all of whom are Heartland homeowners. The Resident Advisory Committee acts as the liaison between homeowners and the Board of Directors.
Terry Bascher | President
Meet Terry!
Terry is a key figure in the Heartland community, serving as the Secretary on the Board of Directors. She also holds the position of Director of Community Relations for Huffines Communities. With over 30 years of successful business leadership in the hospitality and property management industries, Terry provides vision and support to enhance association operations, strengthen community culture, and deliver exceptional customer service.
She collaborates with project managers, builders, property management, volunteer leadership, and homeowners to implement strategic plans that foster community involvement and lay the foundation for the long-term success of each community.
Mark Edgren | Vice President
Meet Mark!
Mark serves as the Vice President of the Heartland Board of Directors and is the Executive Vice President at Huffines Enterprises, Inc. He brings a wealth of experience as a land development executive, excelling in optimizing designs, controlling costs, and meeting project schedules. His extensive background spans from land acquisition through development construction.
His areas of expertise include Contract negotiation and administration, Budgeting and scheduling, Land development analysis, and due diligence just to name a few. Mark's robust skill set and leadership make him a valuable asset to the Heartland community.
Aysha Johnson | Secretary
Meet Aysha!
Aysha Johnson is the first residential board member elected by the Heartland community. She holds the esteemed position of Chief of Staff/CRA Community Representative. Before assuming this role, Aysha gained extensive experience in banking and real estate, covering deposit services, investments, real estate agencies, consumer lending, and operations. Her diverse background equips her with a comprehensive understanding of financial and housing matters. A graduate of the University of Arkansas at Little Rock, Aysha earned a Bachelor of Business Administration degree with a major in Finance.
Eager to serve as a voice for the community and safeguard the neighborhood's integrity for future generations, Aysha is dedicated to delving into the intricacies of governing documents and making well-informed decisions. Her unwavering commitment to understanding the needs of the Heartland community is her utmost importance. She is prepared to dedicate her expertise and time to this important role.
Billie Henderson | Resident Advisory Committee
Meet Billie!
Born in Dallas, Texas, and raised in a military family, Billie Henderson is now a dedicated community volunteer and long-time resident of Heartland, Texas, where she has lived for nearly 20 years. She serves as a member of the Resident Advisory Committee (R.A.C.) and is an active member of the Heartland Education Foundation. Billie has a strong passion for education and youth development, having organized and sponsored numerous after-school reading and math programs in the neighborhood since 2010. She has also supported the local school district by assisting with classroom studies when needed. She worked as a high school teacher and junior college instructor before earning a Master of Science in Management, supported by her long-term employer, General Motors Corporation, where she served as a Management Inspection Supervisor.
Her volunteer work spans being a master gardener and the past president of the Kaufman County Master Gardeners. Billie frequently collaborated with the HOA to offer gardening classes and presentations. She is also a committed civic participant, serving as a Texas Election Judge or Clerk in Kaufman County. Her faith plays a central role in her life, and she serves as an Elder at First Presbyterian Church of Forney. Now retired, Billie considers Heartland her forever home and continues to be deeply involved in community service and outreach.
Bruce Koerner | Resident Advisory Committee
Meet Bruce!
A seasoned professional with over two decades of service in Homeland Security, including roles with the TSA and as a Uniformed Officer in the U.S. Secret Service. Following retirement, Bruce transitioned into the culinary world with hands-on experience in prestigious hotels and private clubs. He also brings a strong background in environmental and engineering field technology, showcasing a diverse skill set across public service, hospitality, and technical operations.
Cedric Price | Resident Advisory Committee
Meet Cedric!
Cedric Price is a dedicated community servant and hospitality professional who brings both heart and experience to every role. Originally from Monroe, Louisiana, Cedric spent a decade in Dallas before becoming a valued member of the Heartland community. His passion for serving others began early, inspired by volunteering alongside his father at local homeless shelters. Over the years, Cedric has led impactful initiatives such as directing his church’s youth choir and organizing etiquette classes with the Boys and Girls Club of America, all aimed at uplifting at-risk youth and supporting the homeless.
Professionally, Cedric has built a successful career in the hospitality industry, working his way up from maintenance roles to front desk supervisor. Known for his can-do attitude and warm personality, he consistently creates welcoming experiences for both staff and guests. He currently serves as the Assistant Manager at Tru by Hilton in Terrell, TX, where he goes above and beyond to make every guest feel like a VIP. Outside of work, Cedric enjoys singing, traveling, fishing, and spending quality time with his family.
Dr. Christopher Lubwama, Ph.D | Resident Advisory Committee
Meet Christopher!
Dr. Christopher W. K. Lubwama is Professor Emeritus at California State University, East Bay, where he served as Chair of the Department of Accounting and Finance prior to his retirement. Over the course of more than 25 years at the university, he was deeply involved in both academic and student life, notably serving as faculty advisor to the campus chapter of the National Association of Black Accountants. Throughout his tenure, Dr. Lubwama contributed to a wide range of university initiatives, serving on numerous State, Academic Senate, Faculty, and Departmental committees. His leadership and dedication to service were hallmarks of his academic career. Before joining Cal State East Bay, Dr. Lubwama taught accounting and served as Acting Chair of the Department of Commerce at Makerere University in Uganda.
Genevie Williamson | Resident Advisory Committee

Genevie is a proud retiree and long-time member of our community. For nearly nine years, she's had the honor of serving on the Resident Advisory Committee (RAC). During that time, she has also volunteered in various capacities to support Heartland. As Heartland continues to grow and transitions from an Investor Owners Board of Directors to a Residents Board of Directors, she remains committed to staying actively involved. She believes it’s incredibly valuable for residents to engage in Heartland, whether by lending a hand, sharing their time, or simply being a caring neighbor.
Kevin Cox | Resident Advisory Committee

Kevin Cox has been a resident of Heartland for 18 years, where he and his wife, Kathy, have raised their four children. He serves as the pastor of Vista Church, providing spiritual leadership and support to the local community. Kevin is deeply rooted in Heartland and committed to fostering connection, faith, and service among its residents.

Meet Pat
Dr. Pat brings over 40 years of experience in healthcare, with a career spanning trauma care, critical care, hospital administration, and post-secondary academic nursing leadership. Her dedication to service extends beyond the clinical and academic settings; she served for a decade in the Texas State Guard, participating in four hurricane deployments. Currently, Dr. Pat serves as Lady Prior of the North American Order of St. John of Jerusalem 1798 and as a congregational nurse in her church community. She actively teaches a women’s Sunday School class, leads Wednesday evening Bible study, and facilitates Bible College courses. Her personal passions include fostering rescue dogs, photography, zip lining, and reading, reflecting her vibrant and compassionate approach to both life and service.
