Shed Installation Guidelines & ARC Submission Requirements

In this week's newsletter, we are sharing information about Shed installations. Before beginning construction, please submit an ARC (Architectural Review Committee) form along with a site plan clearly showing the proposed location of the shed. Include a photo or reference image of the shed design as part of your submission. 
 
To ensure consistency and community standards, please follow these requirements:
  • Material & Appearance: Sheds must be constructed with wood siding, painted a single color that blends with the home’s exterior and/or trim. Composition roofing shingles are required and must match the shingles on the home.
  • Placement: Sheds must be installed behind the home in the backyard, completely out of view from the front yard. A minimum setback of five feet (5') is required from both sides and back property fences.
  • Dimensions: The shed must not exceed 8 feet in height at its highest point from natural ground level (before slab installation), and the footprint must remain within 100 square feet.
Foundation Requirements:
  • Concrete slab must be at least 4 inches thick.
  • Reinforced with 3/8" rebar spaced 10" on center, supported with chairs.
  • Maintain 5' setbacks from all fence lines.
  • Prohibited Materials: Metal and plastic sheds are not permitted.
  • Drainage: All work must preserve the existing drainage pattern of the lot.
